HAWKES Architecture are the country’s leading “paragraph 84” architectural practice, having succeeded to secure planning permission for new isolated homes in the countryside using the NPPF Paragraph 84 policy.
To date we have secured 30 paragraph 84 (formerly paragraph 80, 79, 55 and PPS 7) consents all over England.
Designing a paragraph 84 house requires a building to be specifically designed for its particular location.
Given that every site and every client are unique, if a home is to be designed to respond specifically to its site and its occupants then every home should be different.
Our design process begins with exploring WHERE we’re designing and WHO we’re designing for.
We thoroughly examine what defines a given place and ask lots of questions to explore what the aspirations for a client are. This thorough analysis provides us with an in depth knowledge of a site’s defining character as well as understanding what will make a home uniquely special for a client. For example, asking a question like, “When somebody arrives at your home would you like them to feel at ease or impressed”? Depending on the answer to this question alone could result in an entirely different architectural response.
This design process has been honed by an unparalleled level of experience working with the “tests” set within the NPPF paragraph 84 policy (and its predecessors Paragraph 80, Paragraph 79, Paragraph 55 and PPS 7) which can enable isolated new homes to be built in the countryside if they demonstrate themselves to be of exceptional quality.
Through our unparalleled experience in designing NPPF Paragraph 84 houses of exceptional quality, Hawkes Architecture have been developing and refining a framework of design processes which are focused on ensuring that every building is deeply rooted to the characteristics of its place and time, while exceeding all the dreams & expectations of its inhabitants.

Landscape and Architecture
Sensitively designed landscape led architecture
Buildings can, and often do, enhance the landscape and the way it is perceived.
Picture a view across a Kentish landscape dotted with oast houses, peg tiled barns & farmhouses. Each man made intervention speaks of a layer in time that has left its mark on the character of a place, each indelibly etched into the fabric of the landscape. These man made interventions in the landscape add a sense of scale, depth, space and place which might otherwise be lacking.
The question isn’t necessarily whether a site REQUIRES “significant enhancement” but whether it CAN be significantly enhanced. Architecture has the power do this and the paragraph 84 policy provides a mechanism through which this evolution of the landscape can be allowed to continue.
