Dreams to reality
Practicality
Dreams are great, but we’re all about turning those dreams into reality. We get planning permissions and we build. Our client’s project viability is paramount.
We strive to achieve value for money, targeting where to invest to meet your aspirations, challenging the procurement process to ensure it fits our client’ needs and budget with our feet firmly planted in reality. We strive for planning success, fair fees, and staying competitive and relevant in the market.
We live our values; our founder lives in our first “countryside clause” house and the first Passivhaus to be built in the UK. Crossway is built from clay tiles sourced just 3 miles away and has the world’s largest spanning timbrel vaulted arch. One of our architects has renovated their listed historic cottage to include infra red heating technologies and another has deep retrofitted his ex-local authority house for their young family to grow up in.

How We Deliver Practicality
Planning Strategy
At Hawkes Architecture, we approach every project with a deep understanding of planning policy, landscape context, and design opportunity. While we’re best known for our success with Paragraph 84 country houses, our expertise extends far beyond. From sensitive rural sites and green belts to conversions, replacements, and contemporary extensions, we tailor our planning strategy to unlock the unique potential of each site—balancing ambition with realism to give our clients the best chance of success.

Dream Big Without Disappointment
What began as a vision rooted in memory and place—a quiet nod to a disused railway line—was brought to life through a carefully grounded design strategy. Hawkes Architecture translated the client’s dream into a series of elegant forms that echo the site’s past while meeting modern living needs. The main house draws on the simplicity and rhythm of railway architecture, while three guest “carriages”—tucked gently into the surrounding woodland—extend the home’s function, offering flexible accommodation for visiting family. From concept to planning to build, the project reflects our commitment to turning narrative-driven ideas into practical, liveable architecture that honours both setting and story.
Engagement and Communication
At Hawkes Architecture, our commitment doesn’t end at planning approval. We remain actively involved throughout the construction process, visiting sites to ensure the build aligns with the design intent and maintains the highest standards.
