Interesting site appraisal visit earlier this week in Kent. A land promoter failed to secure outline consent for multiple dwellings on this edge of settlement site then had an appeal dismissed.
The application was destined to fail IMHO as the team hadn’t sufficiently got to grips with the site’s defining character in formulating their case. The site isn’t isolated so we can’t apply Paragraph 79, but it does feel like it has potential.
If the appraisal reveals that a case can indeed be made it’ll need to be carefully & strategically formulated. Let’s see what the appraisal process reveals & go from there.
